Join our growing construction services client as they expand their Construction division and add a Superintendent. In this role, you’ll oversee and optimize every facet of construction, ensuring seamless onsite and offsite project execution. Responsibilities:

  • Assume the role of construction site supervisor, guiding the project towards success.
  • Craft an efficient baseline schedule, orchestrating a logical production sequence across all trades.
  • Predict and communicate changes or delays, providing the Project Manager with weekly schedule updates, up to six weeks in advance.
  • Foster collaboration through regular onsite trade meetings, ensuring project scheduling awareness and swift issue resolution.
  • Ensure an adequate workforce aligns with subcontractors’ schedules, with daily manpower counts and meticulous event and progress logs.
  • Enforce scopes of work rigorously, ensuring each trade fulfills contract obligations to the letter.
  • Schedule and create a punch list pre-tenant occupancy, guaranteeing timely completion of subcontractors’ tasks.
  • Partner with the Project Manager to address contractual matters, interpreting contract language, scoping details, and negotiating change orders.
  • Identify and rectify discrepancies in building plans and specs, initiate RFIs, and meticulously document all relevant field communications.
  • Prepare official as-built conditions through plan redlining.
  • Scrutinize all submittals for accuracy, completeness, and alignment with company standards, ensuring material conformity.
  • Proactively spot and rectify unsafe conditions and OSHA violations, documenting infractions and recommending corrective actions.
  • Uphold jobsite policies and procedures, including OSHA, SWPPP, BMPs, and company requirements.
  • Act as a bridge between public building officials, utility representatives, special inspectors, and city engineers.
  • Assist in evaluating potential vendors and subcontractors for bid and subcontracting purposes.
  • Ensure project construction aligns with ADA requirements on the plans and address any additional items specified by building officials.
  • Verify subcontractor layouts for complete compliance with plans and specifications.
  • Proficiently read civil plans, soils reports, and utility plans, employing transit and level tools for precise grade, line, and elevation control.

Minimum Qualifications:

  • 4 years of multi-family construction experience; 10 years of prior experience in construction management may be considered in lieu of multi-family experience
  • OSHA 30 certification
  • Proficient in Microsoft Office (Word, Excel, and Outlook)

Preferred Qualifications:

  • Working knowledge of Type 3 and/or Type 5 construction, and working knowledge of Type 1A construction methods/materials  
  • Prior experience working with owner representatives
  • Understanding of various construction contracts (e.g., GMP, cost plus, lump sum, etc.)
  • Strong written and verbal communication skills
  • Ability to multitask and work in a fast-paced environment
