A mission-driven non-profit organization is seeking a Senior Project Manager to play a pivotal role in advancing our client’s mission to create affordable housing throughout California. This role encompasses a range of responsibilities, including overseeing all housing development activities. This involves managing internal project management personnel and external consultants, cultivating relationships with key external stakeholders, and orchestrating the entire development process from inception to completion. Additionally, you will be instrumental in achieving development targets within established budget and timeline parameters and supporting the Executive Vice President in the identification and acquisition of potential future projects and sites.

Responsibilities:
- Directing all development operations, encompassing financial packaging, acquisition, predevelopment, construction, and permanent financing.
- Providing supervision to architects, consultants, property managers, contractors, and other members of the development team.
- Monitoring the progress of development, construction, and lease-up processes.
- Collaborating with the VP, Housing Development to pinpoint acquisition and business prospects and priorities, devise development strategies, explore project acquisition and funding alternatives, and conduct feasibility analyses for new development initiatives. Also, responsible for devising and implementing a plan to expand company development capabilities.
- Negotiating investment terms and conditions with equity partners for low-income housing tax credit syndication and other financing programs.
- Oversight of all stages of financing, design, construction, and lease-up, ensuring compliance with construction standards.
- Ensuring effective and timely communication with other company departments concerning project status and issues.
- Ensuring that the company has adequate resources to meet its business requirements.
- Negotiating with public agencies and community groups.
- Delivering public presentations on the entire project, encompassing design and finance aspects.
Minimum Qualifications:
- Bachelor’s degree
- 7+ years of experience in real estate development, affordable housing, or finance
- 3+ years of housing development experience
- Proficient in MS Suite (Word, Excel, Outlook)
Preferred Qualifications:
- Bachelor’s or Master’s degree in Development, Economics, Architecture, Public Administration, Planning, Real Estate, Business
- 10+ years of progressive experience in real estate development, affordable housing, or finance
- 5+ years of direct development experience
- Demonstrated experience with public and private affordable housing funding resources and subsidy programs, including low-income housing tax credit programs, tax exempt bonds and resyndication process
- Demonstrated experience with multi-family rental housing; for sale development knowledge is desirable
- Demonstrated experience successfully managing staff and external vendors / partners
- Knowledge of Investment terms, conditions, packages, and processes for securing financial resources for the development of affordable housing projects
- Standard methods, techniques used in project feasibility analysis, and in preparation and monitoring of construction projects and project financing
- Solid understanding of financial pro formas, both creation and review
- Solid understanding of financing sources such as LIHTC, MHP, AHP, CDBG and HOME
- Experienced with “hands on” responsibility for managing financing, construction, and development process for multiple complex housing projects
- Able to work well in team environment; excellent interpersonal skills for establishing and maintaining effective working relationships with employees, vendors, other departments and city staff, city officials and the public
- Analyze complex data, perform sophisticated financial analysis, and make appropriate recommendations and decisions in managing all aspects of the development process
- Read, interpret, apply, and explain codes, rules, regulations, policies, and procedures
Salary Range: $120,000 – $165,000*
