Our client is seeking a Construction Project Manager to join their Orange County office. As this Construction Project Manager you will be responsible for overseeing design, renovation, and improvement projects for multi-family assets across the United States. This role involves close collaboration with internal departments to ensure properties are maintained at high standards, and renovations are executed efficiently and cost-effectively.

Responsibilities:
Construction Management

  • Coordinate, oversee, and monitor project activities to ensure completion within prescribed schedules and budgets, in compliance with company policies and procedures, and in accordance with federal, state, and local regulations.
  • Develop project scopes of work, prepare budgets, solicit bids, and evaluate proposals from qualified contractors.
  • Review bid proposals, provide bid comparison analyses, resolve potential budget variances, and award contracts.
  • Monitor, manage, and report on budget and schedule variances on an ongoing basis.
  • Set deadlines, monitor progress, and address obstacles to ensure successful project completion.
  • Review and approve vendor invoices and payment applications, and process draw packages as necessary.
  • Coordinate activities of architects/designers, consultants, and contractors with property staff to minimize disruption to residents.

Coordination & Supervision of Project Construction

  • Assist in coordination and design review with the Director – Design & Project Management, architectural and engineering consultants, contractors, and property management throughout various design phases until project completion.
  • Review and redline architectural, mechanical, electrical, and plumbing drawings to ensure proper design coordination and intent.
  • Collaborate with design, construction, and project management teams to value engineer or reselect products and materials as needed, while maintaining design and construction integrity.
  • Oversee repair work associated with casualty events, such as fire or storm damage, on behalf of ownership.
  • Attend construction site meetings, inspect and approve all work, and provide notes and follow-up checklists.
  • Ensure projects align with stakeholder vision.

Minimum Qualifications:

  • Bachelor’s degree.
  • 5 years of prior experience in construction management, interior design, architecture, or project management.
  • Proficient in Microsoft Office (Outlook, Excel, Word, PowerPoint & Project).

Preferred Qualifications:

  • Bachelor’s degree in finance, real estate, construction management, interior design, architecture, or related fields.
  • Experience with varying real estate asset classes, including multi-family, hospitality projects retail and office commercial projects.
  • Experience in scheduling and managing site work.
  • Strong knowledge of construction and building materials, fixtures, and finishes.
  • Familiarity with contract documents and procedures, building codes, ADA requirements, occupancy, and life and safety requirements.
  • Strong technical knowledge of principles of architecture, engineering, construction, development, and/or finance.
Salary Range: $90,000 – $120,000*

*The above represents the lowest to highest expected salary range for this job opening. Our client ultimately may pay more or less than the posted salary range, and the salary range may be modified in the future.
