We are seeking a Real Estate Project Manager to join our well-respected client. As the RE Project Manager, you will play a central role in shaping housing projects across the nation. This position offers the opportunity to lead complex developments from inception through construction closeout, working closely with a mission-driven team focused on building high-quality, service-enriched housing. The role combines strategic oversight with hands-on coordination, providing exposure to a broad range of real estate disciplines including entitlement, design, finance, and construction. Responsibilities:

  • Lead new development and major rehabilitation projects through all phases; from due diligence and entitlement to construction completion and bond exoneration.
  • Conduct and coordinate early-stage due diligence activities, including site evaluations, market assessments, and feasibility studies.
  • Assist in securing internal approvals to initiate and advance projects.
  • Coordinate with real estate brokers, legal counsel, and consultants to facilitate land acquisitions and lease negotiations.
  • Oversee entitlement and permitting processes in collaboration with city agencies, planning departments, and internal staff.
  • Manage and coordinate work with architects, civil engineers, environmental consultants, and other technical professionals to meet approval timelines.
  • Monitor construction progress for quality, budget adherence, and schedule performance; identify and resolve issues proactively.
  • Review and negotiate change orders and Requests for Information (RFIs), with final sign-off from senior leadership.
  • Ensure construction logistics (e.g., permits, utility easements, and regulatory documents) are in place to avoid delays.
  • Support the preparation of financing applications for loans, grants, tax credits, and other public or private funding sources.
  • Work cross-functionally with internal finance and development teams to ensure accurate budgets and financial models.
  • Represent the company in meetings with public agencies, neighborhood groups, and planning bodies to secure community and stakeholder support.
  • Act as the primary liaison with contractors, consultants, and government officials throughout the project lifecycle.
  • Coordinate project handoff to Operations team to ensure a seamless transition from construction to lease-up or occupancy.
  • Travel to project sites across the U.S. for inspections, stakeholder meetings, and site coordination (approximately 20-30%).

For background check purposes, material job duties for this position include handling sensitive information, managing third-party vendors, and making decisions that directly impact project budgets, timelines, and legal obligations.

Minimum Qualifications:

  • Bachelor’s degree.  
  • 5 years of experience in affordable housing development, acquisitions, project management, or construction.
  • Prior experience managing full-cycle development projects from acquisition through construction closeout and affordable housing financing programs (e.g., LIHTC, HUD).
  • Proficient in Microsoft Office (Word, Excel, Outlook).
  • Ability to travel nationally (approximately 20%), including overnight stays.
  • Capable of conducting site visits and walking active construction sites; must be able to lift up to 50 pounds when needed.

Preferred Qualifications:

  • Bachelor’s degree in Real Estate Development, Architecture, Engineering, Construction Management, or a related field.
  • Demonstrated ability to manage project schedules and budgets.
  • Strong knowledge of entitlement and permitting processes.
  • Familiarity with construction documentation, easements, and utility coordination.
  • Skilled in financial modeling, budget forecasting, and cost control.
  • Excellent communication, presentation, and stakeholder engagement skills.

Salary Range: $120,000 – $160,000*

*The above represents the lowest to highest expected salary range for this job opening. We may pay more or less than the posted salary range, and the salary range may be modified in the future.
