Our client is seeking a Land Acquisitions Manager to lead site sourcing and acquisition efforts. This role is pivotal in identifying, evaluating, and securing land properties that align with our strategic goals for affordable, market-rate, student, and workforce housing development across California, Texas, and Washington. The ideal candidate will bring strong negotiation skills, market insight, and a proven track record in land acquisition or real estate development.
Responsibilities:
- Identify and evaluate land parcels that meet the company’s site criteria across various housing types.
- Conduct market and property research, feasibility analyses, and due diligence (environmental, title, zoning, entitlements).
- Negotiate purchase agreements, manage escrow and closing processes, and coordinate title and contractual documentation.
- Build and maintain relationships with landowners, brokers, municipal planning departments, and other stakeholders.
- Manage direct outreach efforts, including targeted marketing campaigns, to source off-market opportunities.
- Communicate acquisition milestones and status updates internally and prepare reporting to leadership.
- Collaborate with development, entitlement, and asset management teams to support project feasibility and alignment.
For background check purposes, material job duties of this position include sourcing, evaluating, and securing land parcels through both on-market and off-market channels, negotiating and executing land purchase transactions, overseeing escrow and title processes, and conducting comprehensive due diligence, including zoning, environmental assessments, and entitlement analysis. The role requires regular interaction with landowners, brokers, and public agencies to facilitate acquisitions that meet the company’s strategic development goals.
Minimum Qualifications:
- Bachelor’s degree.
- 7 years of prior experience in land acquisition, real estate development, or brokerage roles.
- Demonstrated ability to perform feasibility analysis and due diligence.
- Proficient with Microsoft Office Suite (Excel, Word, PowerPoint).
- Valid driver’s license and use of personal vehicle may be required.
Preferred Qualifications:
- Bachelor’s degree in Real Estate, Urban Planning, Business, Finance, or related field.
- Experience with LIHTC-financed affordable housing projects in California or Texas and familiarity with regulatory scoring criteria (e.g., CTCAC QAP).
- Established network of real estate brokers, owners, and developers in targeted regions.
- Demonstrated ability to perform feasibility analysis and due diligence.
- Strong negotiation, communication, and analytical skills.
- Track record of sourcing off-market properties or utilizing direct response marketing channels.
- Experience with multi-family development feasibility, entitlements, and project structuring.
- Knowledge of zoning and entitlement processes in California, Texas, or Washington markets.
Salary Range: $120,000 – $180,000*
