Our client is seeking an Associate Director of Development to lead and manage projects from inception through completion while providing mentorship and support to development staff. Additionally, the Associate Director will oversee feasibility analysis, financing, design, entitlement, and construction while coordinating with internal staff, consultants, community stakeholders, and public and private partners.

Responsibilities:
- Mentoring and supporting junior development staff
- Supervising one to two Project Managers overseeing 5–8 projects
- Collaborating with property management, asset management, and resident services to ensure long-term project success
- Contributing to strategic planning and organizational growth initiatives
- Reviewing and ensuring accuracy of funding applications, legal documents, and proformas
- Providing guidance during design calls, project meetings, and closing calls
- Overseeing and leading projects as needed, managing schedules, budgets, and teams
- Preparing and submitting funding applications for local, state, and federal resources (e.g., LIHTC, HOME, CDBG, tax-exempt bonds)
- Coordinating development teams including architects, contractors, consultants, legal counsel, and lenders
- Securing project entitlements and mitigating risks in the pipeline
- Preparing and managing complex financial proformas
- Conducting feasibility analyses and risk assessments for new and existing projects
- Negotiating term sheets and loan agreements with lenders and investors in coordination with executive leadership
- Building and maintaining relationships with public agencies, funders, community organizations, and stakeholders
- Representing the organization at public meetings, hearings, and community outreach events
- Facilitating community input into project design and development processes
Minimum Qualifications:
- Bachelor’s degree
- 6 years of prior experience as Real Estate Project Manager, including at least 2 years as a Senior Project Manager
- 1 year of prior supervisory experience
- Completion of 5 multi-family, senior, or special-needs housing development projects from inception to completion
- Completion of 5 construction loan closings
- Strong knowledge of affordable housing finance, including LIHTC, tax-exempt bonds, and public funding programs
Preferred Qualifications:
- Master’s degree
- Demonstrated ability to manage multiple complex projects through all phases of development
- Excellent project management and organizational skills
- Strong analytical and financial modeling abilities
- Effective written and verbal communication skills
- Ability to navigate political and regulatory processes with diplomacy
Salary Range: $165,000 – $175,000*
