Our client, a dynamic real estate development firm, is in search of a Senior Project Manager. Outside of a competitive total compensation package, this firm values flexibility and offers the option to WFH 4 days/week.
As the Senior Project Manager you will oversee the planning, coordination, and management of new construction and rehabilitation projects. The successful candidate will have experience with varying financial sources, as well as due diligence, architectural and engineering team leadership, and construction coordination.
Responsibilities:
- Implement development programs for renovation or new construction, ensuring compliance with company design and construction standards.
- Manage project proforma, financial feasibility, budgets, cash flow projections, and schedules.
- Conduct financial and physical due diligence to safeguard real estate investments.
- Obtain necessary planning and construction permits and approvals.
- Represent the agency to stakeholders and the public, strategizing outreach to garner community support.
- Secure funding sources, prepare and submit funding applications, and coordinate finance closings.
- Hire and manage third-party development team members and contract consultants.
- Oversee design process and coordinate with Asset Management and Property Management staff.
- Manage professional design, development, and construction teams to ensure budget adherence, cost containment, and quality control.
- Monitor project accounting, oversee contract payments, and ensure timely reporting.
- Prepare investment memos and progress reports for senior team and board of directors.
- Coordinate lease-up and transfer processes with relevant staff.
- Supervise and develop an Assistant or Associate Project Manager.
- Perform other tasks related to real estate development, policy development, and organizational planning as assigned.
Minimum Qualifications:
- Bachelor’s degree.
- 7 years’ of experience in affordable housing real estate development or finance, including 2 years of direct development experience.
- Strong knowledge of LIHTC and multifamily housing.
- Proficient in Microsoft Suite (Word, Excel, Outlook).
Preferred Qualifications:
- Bachelor’s degree in urban planning, public administration, business, real estate or related field; Master’s degree preferred.
- Experience in real estate development of income producing properties; preferably multifamily.
- Understanding of development terminology, design, entitlements and permits, construction, finance and budgeting.
- Knowledge of financial proformas and financing sources such as LIHTC, MHP, and AHP.
- Experience with lender or investor organizations can be substituted for partial experience.
- Experience with development and/or finance of permanent supportive housing a plus.
- Experience with occupied rehabilitations a plus.
Salary Range: $130,000 – $149,000*
