Our well-established client is in search of a Director, Development. The Director ensures that projects are completed on time, within budget, and in alignment with organizational goals. This role also supports the Executive Vice President in identifying and securing future project opportunities. Responsibilities:

  • Direct all development operations, including financial structuring, securing funding, and managing acquisition, predevelopment, construction, and permanent financing.
  • Supervise architects, consultants, property managers, contractors, and other team members.
  • Monitor construction and lease-up processes to ensure timely completion and compliance.
  • Identify acquisition opportunities and funding priorities in collaboration with the Vice President.
  • Develop and implement strategies to expand development capacity.
  • Negotiate investment terms with equity partners, including syndication of low-income housing tax credits (LIHTC).
  • Oversee and evaluate all financing phases to ensure feasibility and alignment with organizational goals.
  • Negotiate with public agencies and community groups to ensure project alignment and compliance.
  • Deliver public presentations on project designs and financing.
  • Communicate project updates and address issues across departments.
  • Ensure sufficient organizational capacity to meet business objectives.

For background check purposes, material duties of this position include directing financial structuring, securing funding, managing acquisition, predevelopment, construction, and permanent financing, supervision on internal/external team members, monitoring construction and lease-up process, identifying acquisition and funding opportunities, negotiating investment terms, overseeing all financing phases, negotiating with public agencies, and communicating project updates.

Minimum Qualifications:

  • Bachelor’s degree.
  • 10 years of combined experience in real estate development, affordable housing and finance.
  • 5 years of direct experience managing large-scale development projects.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook).

Preferred Qualifications:

  • Bachelor’s degree in Economics, Architecture, Public Administration, Planning, Real Estate Development, Business, or a related field; Master’s degree preferred.
  • Demonstrated experience with affordable housing funding resources and subsidy programs, including LIHTC, tax-exempt bonds, and the re-syndication process.
  • Solid understanding of financing sources such as LIHTC, MHP, AHP, CDBG, and HOME.
  • Experience with multi-family rental housing and for-sale development.
  • Knowledge of California’s affordable housing landscape and recent funding programs.
  • Experience negotiating complex public-private partnerships.
  • Knowledge of architectural, design, and construction management processes.
  • Strong analytical and organizational skills, especially in financial analysis.
  • Proven ability to manage teams and external vendors effectively.
  • Excellent interpersonal and communication skills, including public speaking.

Salary Range: $152,000 to $180,000*
