Our Los Angeles based commercial real estate client is actively in search of a Property Accountant to join their accounting department. As the Property Accountant, you’ll be responsible for managing the financial aspects of a designated real estate portfolio. This opportunity offers you the chance to work with a substantial portfolio while collaborating closely with a team of industry veterans.
Responsibilities:
- Financial Statements: prepare monthly and annual financial statements for all properties, review general ledgers to ensure accurate entries for A/R and A/P, and proficiently posting journal entries.
- Detailed Analysis: Prepare and analyze supporting schedules as needed in the process of monthly financial statement preparation. Conduct thorough balance sheet reconciliations for comprehensive financial insights.
- Balance Sheets: Conduct balance sheet reconciliations with precision.
- Bank Reconciliations: Diligently prepare monthly bank reconciliations.
- CAM Reconciliations: Expertly prepare and evaluate annual Common Area Maintenance (CAM) reconciliations.
- Tenant Billing & Lease Review: Asses leases and bill tenants as needed, while also adeptly managing tenant disputes related to CAM reconciliation and billings.
- Tenant Adjustments: Carefully calculate and process tenant adjustments when required. Handle CPI and percentage rent calculations skillfully.
- Budget Collaboration: Collaborate with property managers to craft annual property budgets, including calculating tenant CAM estimates.
- Lender Relations: Prepare lender reserve draws for the reimbursement of Tenant Improvements (TI), leasing commissions, and capital items.
Minimum Qualifications:
- Bachelor’s Degree in Accounting
- 3 years’ prior experience in property management accounting
- Prior experience preparing CAM reconciliations
- Advanced proficiency in MS Excel
Preferred Qualifications:
- Proficient in MRI or Yardi
- Strong organizational skills and attention to detail with the ability to multitask
- Excellent communication skills – both verbal and written
- Team oriented and flexible with the ability to work well under pressure
Salary Range: $75,000 – $90,000*
